Landlord Gas Safety Inspections
As a landlord, you are responsible for the safety of your tenants. The Gas Safety (Installation and Use) Regulations 1998 deal with landlords’ duties to make sure gas appliances, fittings and flues provided for tenants are safe.
Landlords must undertake an annual Gas Safety Inspection per dwelling.

Our team of specialist Gas Safe engineers use a newly developed digital app to input all the required information from each appointment and we can send the gas safety certificate to you electronically. We always leave a copy with the tenant and keep a copy on file.
Maintenance
Pipework, appliances and flues must be maintained in a safe condition. Gas appliances to be serviced in accordance with the manufacturer’s instructions by a Gas Safe registered engineer.
Safety Inspection Record
A record of the annual gas safety inspection must be provided to your tenant within 28 days of the check being completed or to new tenants before they move in. Landlords must keep record copies of the gas safety inspection for up to two years
